The Secret to Key Organisation That Will Change Your Life - Rent to Rent Mastery
Getting Your Keys Sorted…
It's the little things, that have the big impact!
Hello everyone, it's Stephanie from HMO Heaven and I'm excited to be back with you.
I’m on site in one of our little HMOs ready to talk to you about something very important.
How to get the keys straight - This is going to change your life!
I've seen it all the time and we used to have this problem ourselves.
You go along for a viewing with a letting agent, an estate agent, or an owner and they end up trying every key in the lock five times before they can get in because they've got a huge, huge, jangly bunch of keys.
And the key fobs bear no resemblance to what keys are in what rooms and it's all a bit of a guessing game to get in.
And when you've got lots of properties and lots of keys, it's good to have a fail-safe way of knowing which key is for which rooms quickly.
You know my little saying, "It's the little things that have the big impact."
I'm going to share with you our key system, and I’ve got a couple of sets of keys just to show you as examples of how we do it.
The first example of our key system
The top key with the white key fob on is the main key for the front door and has the house code on.
Then we've got room one, room two, room three, room four, room five and each of those has got a key on.
So, you know when you pick it up that the white one, (and we always make the white as the main key) is for the front door, and then you can pick up any of the room keys.
It’s so simple!
A more complicated key system
If you have a lot of keys to one property, you can use the same principle as above. So, the white fob is the main door and has the property code written on, and then we have each room key again.
This set of keys has a few extras ones, a backdoor key, a patio key, window keys, and a loft hatch key – which we have labelled.
We’ve got all the keys on one bundle, but each individual key is labelled so you know exactly what each key is for.
Sometimes people then say to me, "That looks great. But how do I do?"
The first thing to do when you arrive at the property with your huge bunch of keys, is test every door and work out which key fits which lock.
Remember to already have written out a fob with the property code on it and a fob for each room that's in the property (one, two, three, four, five, for example), and any other fobs written up for the back door, side door, window keys or whatever extra keys you have.
Once you've tested all the keys, and worked out which key opens which door, you put the keys onto the correct fobs.
Once your keys are lined out and you've got your front door key, you put the white fob on or whichever colour fob you decide to use - though I suggest you always choose the same colour for all your main door keys to each property.
The fobs I use have a small hole on one end and a bigger hole on the other end.
You add the front key to the small hole on the fob, and then you need to get another link to put through the big hole and then you attach all of the room keys in their fobs to this new link which you've just created.
So that's the finished bunch of keys, the front door key and all the room keys attached, and any other additional keys the property has.
You know what I'm going to say, don't you?
It's the little things, that have the big impact and it's very, very satisfying!
You absolutely know that the key is going to open the right door – it’s so satisfying, or maybe I'm easily pleased!
One thing I’d like to point out though, is that we don't go around with keys to the properties.
We use key safes in all our properties and if you're not sure what I'm talking about, don’t worry as we have another blog explaining all about key safes.
Let me know what you do regarding your own keys.
Do you have a better system? Is that even possible?
All the best for now and speak to you soon,
Stephanie and Nicky
xx
