How To Reduce Your Heating Bills
This is music to any HMO landlord's ears. But how do you reduce your heating bills and keep your tenants happy and cosy in their home at the same time?
There is one simple thing that we’ve done, and it's helped us and the tenants in lots of ways.
We use the Inspire Heating System.
This system can be set up to come on and off at the times that we choose, and it can also be controlled by the tenants, which is super important living in the semi-tropical conditions that we do.
We've put together some instructions on how to use the heating system.
We try not to have too many instructions around the house because it makes it feel unhomely, but it’s important that people can easily find out how to change the temperature.
On the instructions, it tells the tenant that the thermostat is set to provide hot water at all times and the heating is also on all day.
It’s set to 20 degrees for a period in the morning and then set to 22 degrees for a set period in the evening.
Around those set times above, it’s then 17 degrees during the day and 15 degrees overnight.
And if it's too hot or too cold at any time, people can use the ‘boost’ button to change the temperature – it stays on for 2 hours and then automatically reverts to its previous settings.
The Inspire system makes it much easier because some of the boilers can often be quite confusing to use.
For the tenants it makes it really easy to change the heating up or down. And for us it means that we are confident that people are happy and comfortable.
What used to happen is that people would put the heating up because it would be freezing in the morning and then they would go to work, and the heating would be left on and then the place would be too hot.
People would then have the windows wide open.
I think it's a terrible waste, not only of money, but a waste of energy and a lot of other things.
The Inspire system is still quite new for us, so I can't give it a side by side comparison.
But next winter we'll have had a year of them being in all our properties and we'll be able to give you a comparison.
We know from other people who have tried this system, that it does reduce your bills.
