The Five Tips To Keep Your Rooms Full
Tip 1 Online
We're all online these days and the top website we use to find most of our tenants is SpareRoom.
Many people have said that it can be very competitive in lots of the local areas, and even our local area is competitive.
But another website that fewer people know about or are even using for HMO rooms is OpenRent.
It’s a brilliant resource because it's affordable, but it also puts your rooms onto Rightmove. So I’d encourage you to try OpenRent if you haven't already.
The other online resource that works well is Facebook.
There are already lots of groups existing for properties to rent and groups that are for people who are new to the area.
A little tip for working with the online portals…
Really make sure that you're totally on it and responding quickly to all the enquiries that you get.
With SpareRoom you can see the people who are enquiring and who meet all your criteria’s.
You can also search for people who are looking to move into a house share. It’s a great tool and you can be very proactive on SpareRoom.
Tip 2 Existing Tenants
We enjoy getting the referrals for our existing tenants, but we will also offer some incentives.
We send emails to all our tenants when new properties come online, offering them an incentive if they refer a friend.
And their friend would also get a small discount as well. We find that works really well because we get the right kind of tenants through the referral scheme.
Tip 3 Speak To Local Companies
We speak to local companies who are recruiting as well as speaking to recruitment agencies.
We know where our existing tenants come from because we ask them, and we've got contacts at those companies who we email and call regularly.
And we’re beginning to see those relationships really develop.
On one occasion I sent an email out and somebody called me back two seconds later and said "How did you know I've got somebody moving at the end of this week. What have you got for me?".
This works really well for us and we do also give them incentives as well.
Tip 4 Advertising - Signs/Posters/Leaflets
You need to put signs up and posters and have leaflets available.
We put big signs up outside properties to attract landlords, which reads ‘Guaranteed Rent For Landlords’.
We also have a similar sign for tenants that reads ‘Rooms to Let’. It’s very simple and easy.
We also have little postcards which say ‘Gorgeous Rooms For Professionals’.
And we put them in cafe's, workplaces, and anywhere that people interested in house shares might go.
You must get your message out there!
Tip 5 Dress Your Rooms
After a few years, we started to think, does dressing your rooms really make a difference and help shift the rooms?
Just having a quilt and a couple of cushions and pillows on the bed, will that really make a difference?
But it does!
We've seen time and time again that when we dress the rooms they go after the first or second viewing.
Whereas if it's just a bare mattress it can take much longer for the same room.
It really will make a difference!
