How to deal with difficult tenants
This is a great question from Stevie, and this secret is going to be a game changer if you have a difficult tenant situation thatâs really winding you up and rubbing you the wrong way or causing steam to come out of your ears!!
Assuming you've gone through the correct process of choosing the right tenants and property, then you shouldnât encounter any problems - but sometimes this can still happen.
Back in 2016, we had our first tenant problem with a girl who was extremely aggressive and had decided to stop paying her rent. So, we went around to speak to her, and she got right up in my face and started screaming abuse at me â I was in total shock as Iâd never experienced that sort of behaviour before.
I found myself getting emotionally involved and as you can imagine as a house share this person was also making the lives of the other housemateâs hell and at the time, we couldnât get her out of the property.
I found a simple tip that really helped⊠you take the emotion out of it.
What happened in my situation is I would go in, and Iâd think why is she being horrible to me? Why is she treating me like this? Why is this happening?
I was making it all about me and asking all these really bad questions that just ramped up my toddler brain and didnât help me to get to the right solution.
What I soon realised is that some of our tenants and some people go straight from mild irritation to extreme anger because that's the only thing that they know how to do.
If I treat them with a compassionate view, I can show them how to treat me and also, I can manage them out of the house quickly and efficiently making sure that they're looked after.
People that behave like this often have chaotic lives and they need help, but we also need them out of our house shares as we have other tenants to consider as well.
So, the best way to deal with a difficult tenant is to take the emotion out of it and deal with it logically but from a caring place and to exit your tenants from your property by asking them to leave voluntarily.
Some wonât always leave when they are asked, but if there's something in it for them that meets their needs and helps them in a way that they see as valuable, then most people will usually move on.
Often it could be that they are having a terrible time with the other house mates and that's why they're behaving that way.

Take the emotion out of it, treat the situation with logic and negotiate for a good resolution â they have gone from the house, but they've got somewhere else to go that will work for them.
