Can I be a tenant in my rent to rent HMO property?

This weeks Ask The Angels question is from Ranjit and he wants to learn about living in his rent to rent property and whether it is possible.

So, here is Ranjit’s question...

"I initially started following you to learn about rent to rent for investment purposes.
I was still in the process of learning all about it but I'm in the middle of a marriage breakdown where I will have to find my own home, so it got me thinking of rent to rent from a different perspective.
I was wondering if you've come across any investors who are also live in tenants and, if so, how likely are the landlords to agree to this?
Or is this structure not suitable for rent to rent and is more like a room share?
Thank you so much in advance?”

When you rent an HMO property from a landlord or agent, your agreement is to rent it out to other people...

It is absolutely fine if one of those people is you!

You do not need to specify this or the names of any other tenants you move in.

A landlord or agent would likely feel more reassured if you were living there so it’s not a downside.

When we first started in rent to rent, I moved into an HMO we were managing...
but could it work for you?
