As a rent to renter am I a landlord or a tenant?

 
 

This weeks Ask The Angels question is from Annerose around whether as rent to renters, we are the landlord or the tenant. 

Here’s Annerose's question...

"In rent to rent, am I considered a landlord or a tenant?
And if I’m a landlord will I need landlord licencing.
I believe a property will already have a landlord and that is the owner of the property.
So, I was thinking I’m a tenant but if you could just clarify"

The answer is, it can depend.

I'm going to go back to basics and explain very briefly what rent to rent is and then give you my answer in two parts.
