Do I need an HMO license for a 4 bed HMO and should I convert to a 5 bed HMO?

Today we have a question from Emma about licensing for 4 bed HMOs and whether it’s worth converting properties to HMOs.
Here’s Emma’s question...
“I'm starting out in R2R and deal sourcing. I have seen a property in my home town which is looking like it could be a possible HMO for R2R.
"My concern is it only has 4 beds and is not registered as an HMO.
"It could maybe have a 5th bedroom downstairs but I need to see room size. It only has one bathroom but one room has an ensuite.
"Would it better for it to be a 5 bed property to turn into a HMO and register or leave well alone?
"What would you do in this case? Leave it well alone and look for an already up and running HMO as suggested or keep going and convert?
"The property is fully furnished, except wardrobes in some rooms, and the owners things are in the garage by looks of it. It was apparently used as a SA beforehand but I can't see how - as it's not really a tourist area.
"Any feedback welcome. Thanks."
