What do you say when landlords call you?
Here are my 8 handy tips to get you started…

Welcome to our short and sweet video series – super useful, quick burst of info in little time.

Let’s start by looking at the question from Mohammad and Bk from our YouTube channel…

“What do you say when landlords call you?”

From our Rent 2 Rent Kickstarter training feedback, we know that after sending your landlord letters you really want the landlords to call – but when they do it can be a bit terrifying because you don’t know what to say.

We have put together a landlord call checklist with 8 things to ask your landlord:

  1. Introduce yourself and get the landlords name.

  2. Find out how they heard about you – was it from the letters or from somewhere else?

  3. What made you call today?
    This is the magic question that will give you lots of results – so make sure you give the landlord time to answer and really listen.

  4. Can you tell me about the property?
    You can find out the full depth of what's happened with this property over time and currently happening.

  5. Is it ok for me to ask you a few questions about the property?
    This will help the landlord open up as they're giving you permission to ask some questions. Usually people are not going to say no, as they're calling you to discuss their property and they're ok with you asking a few questions about it.

    If people were asking you personal questions who you don't know very well, you can feel resistance - so that question helps you to get over that resistance from the landlords.

  6. Ask any sub-questions about the property.
    Once you’ve asked the landlord some initial questions it will open up other questions like how many bedrooms, bathrooms, what condition it’s in, how it’s currently being managed.

  7. Describe your offer.
    We really encourage you to do this early on. So, when you're setting up your business, set out what your offer is - we can also help you work this out if you’re unsure.

  8. Arrange a viewing.
    You've asked all your questions and understand what the landlord needs and what the problems are.
    You've described your offer briefly, so the next step is to arrange a viewing. Make sure you get their contact details and clarify anything that you're not sure of.
    And after the call I like to follow up with a text.

My Bonus Tip

Be very interested in the landlord and their property and be very clear about how you can help. You need to show the landlord you are the go-to person who can manage their property well.

If you follow those tips, you’re going to get great results!

If you do find you struggle on the call and forget your name and everything that you need to ask the landlord – then just get their name and contact details and book a viewing for the property.

And then you can ask the additional questions when you meet the landlord face to face.
