The 3 Things to Grow Your Rent to Rent Business Faster

Hello, it’s so lovely to see you here.

You’ll enjoy this one if you're in HMO management or Rent to Rent and you want to boost the number of landlords and agents who are knocking on your door because you offer the ideal solution for them.

This are the strategies that work for our own guaranteed rent HMO management business (rent to rent) to secure a turnover of £250k within the first 20 months.

So lets get into this!

1 Get friendly with Google

Now if you don't have a website yet and you're just at the very beginning then you might want to switch over and watch my video, The 5 Simple Steps to Get Your First Rent to Rent Deal.

If you do have a website you do need to be on the first page of Google and you might say ‘Well that's not realistic for a startup’.
But it can happen for niche business like HMO management.

Within a few months of starting up and even though at the time we didn't know all of the things, which I'm about to tell you, we were on the first page of Google ahead of more established high street letting agents.

This is a complex topic though and it's not always easy rank if there's a lot of competition in your area.

I'm going to show you two really easy things to really boost your page ranking.

Tag it up!
That is tag your website.
Your website has tags and Google uses these tags to understand what your website is about.

You need to do is update those tags.
There's a website title tag and there's a website title and description tag for each page.

You can go deeper down than that, but at the very least get your website title, page titles and descriptions in places.

Blog!
And the second thing you need to do is blog.
You might have heard that blogging is dead but that’s not the case.

Google loves the changing content on your website and because you'll be talking about HMOs, HMO management and other issues for HMO landlords and HMO agents that's going to help your website to rank for these terms.
And also it's going to help people searching for those terms in your location to find you.

What you want to do in those blogs is deliver value to HMO landlords, HMO agents and the people who you want to serve.
When I say deliver value, I mean solve the problems HMO landlords have.
For example, you could write a post about how to decrease voids, how to deal with none-payment of rent, how to keep your HMO running smoothly in minimal time.

In short, you write the answers to questions your customers have.
By doing this, you can demonstrate the value of working with you so that people want to work with you.
Later when you have deals your website is a great place to showcase your before and after photos and testimonials.

Whether it's once a week or once a month, commit to it.
It really does make a difference.

2 Get people talking

To do that, deliver exceptional service consistently.

People notice.
You get known and words spreads, and then capitalise on that with testimonials.

We speak to our tenants and our landlords.
Using simple design website canva.com we create images to post the testimonials onto social media.

You can see some examples below.



3 Keep in Touch

None of our relationships would work if we didn't talk to the people who we value in our lives.

Show you value your potential customers and keep talking to them. When you have contact with a landlord, an agent or an investor and they give you permission to email them, use that email to keep in touch with them.
To keep the conversation going.
To keep demonstrating your value.
To keep being of service.

This is especially important for all the landlords or agents who’ve contacted you but it isn’t quite a fit. Yet!

A simple way to do that as I mentioned below is to listen to the questions you’re being asked and answer them.
Then people will come to you when they want to change agent or give up self-managing.

Be in the 5%

So those three simple steps…

1 Get friendly with Google by tagging and blogging
2 Get People Talking by delivering exceptional value and sharing your testimonials
3 Keep in Touch regularly by growing your email list and delivering value

… will put you ahead of 95% of your competition, and you'll achieve results that 95% of your competitors won't achieve.
